Lag spikes in ZorinOS VM?

So my initial goal for a proxmox server is to run multiple VMs displaying one of the VMs(ZorinOS installed) to my physical monitor through a gpu passthrough. Everything was working until I started to get lag spikes every 2-5 seconds. I checked my performance and inside the VM I see a CPU spike from 20% to 70% on one of the cores. When I check my VM through proxmox, my ram is at 11gb/12gb used even though inside the VM its only using 3gb. Am I doing something wrong?

PC Specs
i3-8100
Gigabyte H310M
2x8gb 3200mhz(Motherboard only supports up to 2666mhz so my ram is underclocked atm)
1x120gb SSD(proxmox)
1x240gb(dedicated to ZorinOS VM)
2x4tb (ZFS raid1 config)
 
Have you limited your zfs arc RAM usage?
Might be the case your vm experiences swapping and therefore lags.
How are your other VMs configured in terms of memory size?

I dont have any VMs running but one of them is a portainer VM with 4gb ram ballooning enabled. I do see my overwall swap being used @ 12% average.
 
Thank you for letting me know about swap. I did some research and found out my VM has been swapping when memory reached 60% usage. I have decreased it to 0% and its working now.

EDIT: Nvm still getting the lag but not as much. CPU is still spiking.
